Salt Works Village South Condominiums is a secure, comfortable, clean and self managed complex with an on-site property manager. We offer 44 units in 3 buildings located just south of route 28 at the heart of Dennis Port Village. This location is just steps away from the quaint yet lively village while still sustaining a peaceful ambience. You can walk into town to enjoy local year round entertainment and cuisine or relax by our private pool. Furthermore, our reasonable HOA fees cover maintenance of the grounds and common areas as well as some utilities including heat and hot water (not cable/TV). At the center of our small community is a group of appointed owners tasked with managing operations and committed to protecting the value delivered to our residents.

Condo Units


Trash – The complex utilizes a dumpster for trash. It is routinely cleared.
Laundry – Each building has it’s own common use laundry room. Our recently updated leased machines are energy efficient and are coin operated at a very competitive rate.
Cleaning – Hallways and common areas are cleaned on a weekly basis.
Utilities – Heat and hot water are covered by your condo fees.
Mail – Mailboxes are conveniently located indoors in each of the buildings.

Grounds


Pool – Our maintenance service will take care of opening and closing our salt water pool every year as well as any necessary repairs. We rely on those who use the pool area to maintain it and keep it clean. (Link rules and schedule on management page)

Landscaping – In the warmer months we take care of lawn irrigation and mowing, raking, trimming, mulching and edging of beds.

Snow Removal – When necessary, the parking lots and walkways will be cleared, sanded and salted.

General – Other maintenance, improvements and projects of all sizes are assessed and performed as needed.

Management


Our condo complex is managed by a board of trustees that is exclusively made up of our very own residents. They are voted on and appointed by owners for either a one or two year term. This team is dedicated to ensuring the overall value of property and services for the benefit of all residents.

Trustees duties include:

  • Keeping residents current on the dealings of the board of trustees
  • Ensuring that all other residents are treated equally and fairly
  • Upholding and enforcing rules and regulations
  • Negotiating agreements with the contractors who service our property
  • Maintaining and improving the property’s energy efficiency, safety and aesthetics
  • Maintaining a responsible and sustainable budget
